This development sets new standards as a Property Council of Australia’s A-Grade office building classification, positioning Melbourne as a premier tech centre.

The building’s passive facade design optimises natural light and city views while reducing solar gain. A curvilinear tower top provides wind shelter for rooftop amenities, and biophilic elements are integrated throughout, offering green spaces on every level.

Inside, strategic circulation routes enhance usability, with dedicated access points for daily activities and communal spaces accessible after hours. The building features well-being amenities like an urban farm, moonlight cinema, terraces, a rooftop pickleball court, and a theatre, all designed to promote social interaction and individual relaxation.

The facade features integrated vertical planting, creating a visual connection to the landscape at all levels for building users. The curvilinear tower form offers wind shelter for rooftop amenities while preserving city views and introducing a new iconic silhouette with integrated illumination. Perforated metal fins provide passive shading while maintaining unobstructed views. The podium is characterised by brick piers, reflecting solidity and industrial heritage, with feature brick corbelling highlighting key pedestrian entry points. Brick portals define each tenant space and serve as wayfinders, while tactile bricks enhance architectural texture at the pedestrian interface. The design incorporates exceptional communal amenities to foster social interaction and provide spaces where individuals can unwind and recharge.

101 Cremorne has been designed to achieve a 5.5 star NABERS Energy rating which demonstrates exceptional energy efficiency and greenhouse gas reductions for the development. This will result in significant reductions in energy use and operational carbon footprint, leading to ongoing cost savings and environmental benefits.
